Position Summary:
The Global Real Estate Team strives to consistently deliver industry-leading workplaces, measured in space-efficiency, effectiveness and the long-standing “Best Place to Work” record on which we pride ourselves, achieved by leveraging the resources and inputs of local project teams, internal/external support alliances, contractors and the GRE team. This role supports the Global Real Estate Team and local stakeholders in the planning, setup, oversight and commissioning of global Bain office fit outs.
- Support and assist the activities of the internal project Managers and Director, Global Real Estate.
- Ensure best practices and learnings are incorporated into new designs and properly executed by the contractors.
- Interface with outside advisors such as architects, engineers, project managers, material/furniture suppliers and contractors.
- Quickly learn and support a unique working environment (both as a global organization, and on a local level).
- Understand and invest in the roles & expectations of different internal stakeholders & departmental groups such as Real Estate, Finance, TSG (IT), Security, Marketing (branding), Local teams.
The role can be based in Warsaw, Poland or New Delhi, India.
Responsibilities:
Office design:
- Prepare test fit plans for potential location alternatives based on Bain BDP design concepts; revise as necessary after discussion with GRE team
- Assist with further develop approved test-fit plans in to Schematic Design plans based on BDPs and team discussions
- Aide in the preparation of Design Development drawings and materials based on approved Schematic plan, BDPs and team discussions, as required
- Augment, manage and maintain Bain’s BDP Design documentation for use by GRE team; support development/refinement of new concept analyses with input and support of GRE team members and additional input from other Bain groups
- Provide design analysis and support/suggestions for GRE project teams encountering new or challenging design concerns
- Provide area take-offs and other statistical data from Bain office CAD plans for inclusion in area database; update internal database to ensure information is current; run reports as needed
New design concept development:
- Support develop of identified new design concepts, providing documentation as necessary for communication with GRE teams; support pilot programs to identify refinements to the designs;
Requirements:
- Bachelor’s degree
- Design/architectural training and design experience with principles of interior design, scale, materials, finishes, etc.
- Minimum of 2 years of office design experience.
- Excellent organization, communication, interpersonal, skills. (Communication expectations/BDP, including Answer First approach)
- Working knowledge of CAD programs and proficient in interpreting technical drawings and space-planning strategies. Knowledge of 3D modelling and graphic design programs is a plus
- Facilities awareness, including equipment, and life safety systems
- Understanding of all phases of a project, including pre & post construction
- Genuine desire to provide great spaces & experiences for our people
- Experience managing concurrent projects
- Ability to visualize a space as a fully functioning, operational area, from a plan
- Passion for experience sharing
- Attention to detail; analytical approach
- Experience soliciting and compiling feedback input from a variety of stakeholder groups, and then distilling that information into usable data to ensure as many stakeholders feel as involved in the process as possible, thereby creating a space unique to that group (office)
- Willingness to travel, subject to project requirements and as instructed by the Directors Global Real Estate.
